Is the energy efficiency certificate mandatory if you want to sell your home?

If we are considering putting our home up for sale, it is essential to take into account the energy efficiency certificate. This document is essential, along with others that are also of great relevance to the sales process. The reason is that the energy efficiency certificate is a mandatory document if we want to sell our property. Therefore, it is an element that we must possess to facilitate the property transaction without problems.

What is the energy efficiency certificate?
The energy efficiency certificate, also known as an energy certificate, is an official document drawn up by a certified technician. It contains objective information about the energy properties of a particular property.

This certificate evaluates the energy efficiency of a home or property in general. Calculates the annual energy consumption required to meet normal energy needs, including hot water, heating, lighting, cooling and ventilation.

The process of obtaining the energy certificate concludes with the issuance of a certificate and the assignment of an energy efficiency label. The rating is expressed on a seven-letter scale, from A (most efficient) to G (least efficient).

The energy efficiency certificate is mandatory for owners of real estate that is being sold or rented in an existing building, such as homes, offices or premises, with some exceptions.

Parts of an energy certificate
The energy efficiency certificate of a home must include at least the following:

1. Identification of the building or part of the building that is certified, the cadastral reference must be included.

2. Calculation procedure used

3. Applicable building regulations

4. Information on energy characteristics

5. Energy rating

6. Date on which the property was visited

7. Recommendations for improvement

How to request the energy efficiency certificate?
When requesting the energy efficiency certificate, it is advisable to contact a certified company to request a quote. You can also contact us and we will process it.

Subsequently, they will send an authorized technician to our home. The technician will collect the cadastral data, such as surface area, age and geometry of the property. You may also require old invoices and details of renovations carried out.

Then, the technician will carry out an inspection to verify the cadastral data and calculate the energy efficiency of the property using programs approved by the State.

The result of these calculations will be translated into a rating that will represent the efficiency of the property and will be reflected on the energy label. Once the process is complete, the authorized technician will validate and sign the energy certificate, allowing the owner to register it with the corresponding entity.

What does the energy certificate usually cost?
Regarding the cost of the energy efficiency certificate, this varies depending on several factors, since there is no fixed regulation. Professionals establish their rates, considering elements such as the location of the property, the type of home and its surface area. In general, prices range between €50 and €300.

Although these prices may seem high, it is advisable to obtain the certificate, since failure to do so may result in financial penalties. The law stipulates fines of between €300 and €6,000 if you do not have the certificate when selling or renting the home.

In addition, regional authorities carry out periodic inspections to verify the accuracy of the certificates. In case of non-compliance, fines may amount to the amounts mentioned above.

What is energetic label?
We already know in detail the purpose of the energy efficiency certificate for a home. However, for a summary view, the energy label is the key. This label may look familiar to you, as it resembles the energy efficiency labels found on some appliances. Its main function is to quickly and accurately provide evaluation results based on the parameters mentioned above.

It is important to remember that, from a legal point of view, the homeowner is responsible for obtaining this certificate. The owner must provide a copy of the certificate to the tenant in the case of rental, or give the original certificate to the buyer. Failure to comply with this obligation may result in fines when a property is sold or rented without a duly issued energy certificate.

New regulations on the energy efficiency certificate
As we already know, the energy efficiency certificate has become mandatory when selling a home.

It will be mandatory to process the energy efficiency certificate for old buildings
One of the most notable changes is that all buildings subject to the Technical Building Inspection (ITE) must now also obtain the energy efficiency certificate.

The ITE is necessary for the sale of properties in buildings of a certain age, although the requirements vary depending on the autonomous community. In general, the first ITE is carried out when the building is over thirty years old and must be repeated every ten years. With the new regulations, obtaining the energy certificate is mandatory in buildings that require the ITE.

It is important to note that, if the energy rating of our home is the lowest (G), the certificate is now valid for five years instead of ten. Therefore, when selling a home with this rating, we must obtain a new certificate before the sale.

What consequences may there be if I sell a flat without having the energy efficiency certificate?
As we have pointed out, the lack of this document can lead to violations that result in financial sanctions. In other words, fines that can vary between 300 and 600 euros. These penalties apply when the sale of a property is announced without the corresponding certificate.

Fines can exceed 600 euros and even reach 1,000 euros when the property is sold without the proper presentation of the energy efficiency certificate. This action is considered a serious violation.
